How to unroot to sell?

Ok, when I boot my RAZR, it says "Safe Mode Enabled" etc... Then it boots on into the ROM that I have put on which is TH3ORY Rom. I am selling this phone tonight and need to know the best way to get it restored to factory defaults and NOT be rooted any longer. I am sure there are plenty of these threads, but as this was my first time rooting, I want to make sure that the instructions are specific to my question/situation. Thanks for all help in advance

I would use the Razr Utility in the sticky section above your post, once installed you can use the fastboot option to get back to stock. Then once it boots up to stock you can use the Utility to un-root as well.

Restore Razr, should be option 1.

ok, did that... now I have to unroot? Do I have to put the phone in any mode to do so? I don't see the superuser icon now...
